Adam O'Leary and Andy Hord from our Ealing office discuss many of the reasons why Hanwell is such a great choice for buyers and renters. From great schools and green spaces to Marshall guitar amplifiers and meerkats, you'll see why this leafy corner of Ealing is truly famous.
Area overview
Located just west of famous Ealing, Hanwell is a well-established area of west London offering affordable housing, with a 15-minute commute to Tottenham Court Road on the new Elizabeth line. Adam O'Leary, our sales manager in Ealing, explains the appeal:
“Hanwell attracts buyers and tenants thanks to its ‘village’ feel and lush greenery, offering great value for money in space, with many advantages over Ealing city centre. The Uxbridge Road bus route runs directly from Hanwell to Ealing.'' The Crossrail stop at Hanwell on Broadway will increase convenience and value for Hanwell residents in the future, making commuting to Canary Wharf easier, for example. It is also the outlook. ”
green space

Hanwell has a variety of parks and green spaces, including Elthorne Park, Brent River Park and Brent Lodge Animal Centre. Also known as Hanwell Zoo, it is home to a variety of exotic animals including meerkats, flamingos and emperor tamarin monkeys.

school
Senior Negotiator Andrew Hoard has over 16 years' experience of real estate in and around Hanwell. We leveraged his knowledge of the area's schools and local culture to set us apart from others.
“Popular schools in the area include St Mark’s Primary School and Auckland Primary School, but there are only two secondary schools in Ealing: the popular Drayton Manor School in Hanwell and Elthorn School. South Ealing Fielding Primary School, near Northfield Station, is also a great school, and part of Hanwell is within its catchment area, attracting families who want a place to stay for their children.”

local highlights

Andrew also told us about two events that have become Hanwell traditions: Hanwell Carnival and Hanwell Footy.
“Local highlights include Hanwell Footy, an annual live music festival commemorating Jim Marshall, founder of Marshall Amplifiers. To commemorate the life of the great man who sold his first amplifier from his shop on the Road, pubs and venues around the area are open and available for local bands to perform.
“Hanwell Carnival is also a popular event each summer, with stalls, performances, dog shows and themed processions featuring local charities, businesses and organizations.”
