“Applause and warning when the leasehold extension reform has been published”

Under the new rules of the leasehold right in 2024 and the New Hold Reform Law (LAFRA), the two -year ownership rules have been abolished, and the lease holder extends apartments and house leases, or gets real estate. You can buy a free hold.

This reform aims to increase the flexibility to the leasing owner and reduce barriers to ensure more secure ownership of the house.

The actual effect of this reform will be immediately as of January 31, 2025.

This is especially useful for new housing owners who may have purchased rental property, just to face the task of securing a lease extension in a short time. By eliminating the two -year waiting period, LAFRA promotes the ability to engage in these transactions in the early stages of ownership.

However, this change brings potential pitfalls due to land registration gaps.

This is the period from completion of real estate purchase to registration of buyers as legal owners.

During this time, the buyer only holds the assets in stock only. This can comply with issues such as provision of notifications and transactions to real estate. Important backlogs and delays that the land registration office have experienced must be dealt with to enable the benefits of this reform.

Despite the deletion of two years, the lease holder who has purchased but waiting for registration may face the task of exercising the rights during this gap. This issue is particularly related to leasing owners who need to extend leases for mortgage conditions and other time -dependent matters.
