The West Northamptonshire Council (WNC) is trying to cut off the real estate company's plans. This claims that Labor Councillor Zoe Smith (pictured) sets a dangerous precedent because he is an HMO.
There is a very grey area between the HMO and what constitutes the serviced accommodation, and the council is currently facing a complaint to the planning inspector over the matter.
A home in multiple occupations is a property rented by at least three people who share facilities like bathrooms and kitchens, rather than from at least one “home.”
It is saturated on a large scale with HMO. ”
Service accommodations, on the other hand, operate like hotels with short-term rentals, often with a variety of amenities.
Council planning officers initially recommended that plans be approved for RGC property solutions, but the scheme was called by Councillor Smith, who said it was actually an HMO.
She told the Northampton Chronicle and Echo that the area is already “very oversaturated.”
Dangerous precedent
And she warned that by not designating the conversion as an HMO, it means there is a “big risk” that can set precedents for future applications, rather than being subject to council density restrictions.
RGC Property Solutions said it would “contact experts who provide safe, managed homes to homes and help develop Northampton's economy and infrastructure.”
Add that: “They work on weekdays so they don't make parties or noise. They also have families who will move to Northampton, where Northampton needs temporary accommodation until it becomes a long-term place to live.”
