After previous attempts to update approached, a new two-part TA6 was announced by the Law Society.
Originally scheduled to be mandatory on January 15th, 2025, the Law Society has been pressured to delay it through the consultation process.
“We are a great opportunity to see the law,” said Mark Evans, vice president of the Law Society (photo).
“We have heard from over 1,200 participants, including the vast majority of lawyers and licensed carriers, real estate agents and sellers who shared detailed experiences using the fifth edition of the form.

“We listened to the feedback and followed the main message of the answer and decided that the best solution was to replace the fifth edition of the TA6 form with two new forms.
“We hope that this new approach will make the TA6 process easier and easier to understand, allowing you to navigate carriers and their clients.
No overnight changes
“For members under intense pressure with the printing tax deadline looming, this is a challenging month and we are grateful to ensure that the existing fourth and fifth edition forms will not be overnight changes.”

Starting from the summer, run user tests with carriers, sellers and buyers to make sure your form is for your purpose and understand which areas of the form are most useful to complete. Before the mandatory adoption of the new form in March 2026, we have an extended implementation period for the new form starting in October 2025. Provides information and training to carriers and their clients. Consult your members about proposed amendments to the National Communication Protocol. ”
The two separate forms are:
A new 6th edition TA6 property form that is essential to communicate Quality Scheme (CQS) members from March 2026 and is designed to be used when the offer is accepted. The buyer will provide the information the seller has about the property before making a purchase. This is an improved version of the fourth edition. It is not required for CQS members and is designed to be used if the seller chooses to accept instructions from the seller before listing the property. It aims to help sellers gather recommended material information to provide to real estate agents to sell the property.
