Holmes England led a £96.7 million contract to develop a major housing plan near Leeds city centre.
The five-acre site on Kirkstall Road features 618, 2-, 3-bedroom apartments in five buildings, including new public spaces next to the Aire River.
Construction has begun a mile from the city centre and is expected to be completed by the end of 2027.
In addition to Holmes in England, the Greater Manchester Pension Fund and the West Yorkshire Pension Fund will provide £910 million in loans over four years.
The West Yorkshire Combined Authority will also provide a £5.7 million grant from the Brownfield Housing Fund.
The scheme is being built as a joint venture with housing developer Glenbrook. Glenbrook holds stock on the site and acts as a development manager.
The project is part of the government's commitment to building 1.5 million homes over the next five years.

A deal from Holmes in England comes afterwards Chairman Peter Freeman and Chief Executive Peter Denton announced they would resign in November after being sent a letter from Housing Minister Matthew Pennycook.
