The inventory company claims it has discovered a backdoor eviction route at RRB

The end of Section 21's eviction is that Siânhamming-metcalfe (pictured), the director of operation of the inventory base, says that Section 6b of the renter's rights bill can be used as a back door to exclusion.

If the tenant's rights bill is done as planned, Section 6B allows the landlord to regain ownership if large-scale work is required.

Hemming-Metcalfe says it looks perfectly reasonable on paper. The property is always maintenance-related and in some cases, important tasks cannot be performed while the tenant is in force, especially when the landlord is given a notice of improvement, especially when it is urgently necessary.

Uncruel and careful landlord

But she adds that this could be a backdoor eviction route unless the law is watertight. This could be weaponized by a non-crude landlord who is open wide for misuse and is looking for a quick and easy way to remove tenants.

So far, Hemingmetcalf has been very vague about what the bill is considered “substantial redevelopment” and has not even specified whether it will involve full-scale renovations, structural repairs, or merely a new kitchen.

She suggests that at that level of ambiguity, there are many disputes, even if the work is legal, and that councils and courts can be overwhelmed by the legal challenges of tenants.

Without clear definitions and proper supervision, there is a risk of misuse, contestation, and even neglect. ”

Hemming-Metcalfe said: “Section 6B could be a wise reform, if handled properly. However, without clear definitions and proper surveillance, there is a risk of being misused, challenged or ignored.

“The rental department needs transparency, accountability and balance. Independently commissioned inventory reports can help you deliver that accurately.

“If landlords, tenants and local governments all want a fair and functional system, the evidence-supported documentation needs to be part of the equation. Otherwise we are considering yet another policy change that will cause more problems than we can solve.”
