Agent: Best Way to Break Propagation of Property Mots Logjam'

The real estate agent boss has urged the government to implement a “Mot” style system for homes that come to the UK market.

Comments by Amy Reynolds, sales director at the London agency, follow Anthony Roberts' Anthony Roberts. Housing, community and local government announcements announce local government announcements that they want to digitalize the communication process, and ongoing efforts by agents and vendors to trade standards to provide “essential information” to future buyers prior to the offer.

Reynolds notes that the average time to complete a home purchase in the UK is just over five months, and such a slow system will actually affect an estimated 71,000 people who want to complete their purchases before the stamp duty deadline of March 31.

Reynolds said: “There are unnecessary delays in the current system.
“For example – you get a buyer, the seller's lawyer sends whatever he has and waits for the buyer to ask a question.

There is no certificate

“The buyer's lawyer comes back and says, “I don't have two Windows fencer certificates since 2023. Is there one?” And then you go back and forth at all points including gas safety certificates, roofs, building insurance, etc. or examples.

“If the seller's lawyer first finds a gap, sales will increase significantly before they acquire a buyer. If possible, sellers will encourage people to prepare for a 'sell' and to those with better experience. ”

Her proposal, “MOT,” would be a form with a standardized checklist of industry-consensated questions. All information is ready if you receive the offer, as the assets are given to the vendor by a lawyer before they are on the market.

Reynolds, who is about to put his home on the market this spring, adds:

I'm preparing

“I realized I didn't have a building certificate for my extension, so I immediately emailed the council. I had the fireplace serve me. I know that would ask. I got the fencer certificate, I council tax, I completed the gas service and wiped out the chimney. I know I have a coverage policy since I bought it. I have all this together, so if I find a buyer, I can swap it right away.”

Reynolds also says he recognizes MOT being criticized as “a hip through the backdoor.” Referring to the Lastrabourg government's attempt to provide more material information to agents, the proposal, which was defeated after an energetic campaign by television host Kirsty Allsop, claimed it would promote the cost of extra red tape and sellers.

“The problem with the waist was that they stopped casual sellers speculatively placing their home on the market and checking if it was interested. The pack took a long time to assemble and cost up to £400.

“My 'MOT' system is not required. Sellers can download the form online for free if they want to plan ahead.

“Speculators can test their homes in the market without MOT and will wait a little longer once they get a buyer. Even half of the market uses MOT and if they put together the documentation in advance, they will break the current Logjam.”
